Secure Your Finances – Get Pre-Approved

Sellers require the buyer to be pre-approved for a mortgage as a key part of the negotiation process. This very first step is most important if you wish to have a positive experience and success in your buying process.  Paula strongly recommends that you apply for pre-approval before you consider starting to look at potential homes. Not only this will save you time and potential disappointment, but you will also be ready to move toward the next step with confidence.  

Where do you start? Mortgage broker or your bank- who is best for your needs? 

  • Banks know you and give you the best rates and options from the limited specific lenders that they work with- they already have a relationship with you!
  • Mortgage Brokers find the best rates and options from all lenders (including the ones banks work with) and then they share with you what the lenders are offering and together you will decide what are the best rates & terms for your specific situations.

Our initial Meeting is such an important one!

You will visualize YOUR future home while we will discuss and decide on all your “wants”, “don’t want’s”, “wish to have’s” and what is YOUR ideal home going to be like.

Your initial meeting with Paula is an informal meeting – no papers to sign, no contracts to read- it is where you gain information about what is required to do when purchasing a home. This is also an opportunity for us to build trust and confidence with one another, and together move forward as a team!

When you leave this meeting –

  • While visiting potential homes, together we will determine the pros and cons of each property and learn how to look at homes so you know you will make the right choice!

This step is the most fun! Our viewing will consist of walking through properties and in depth talks about home buildings materials, lifespan, lay-outs, styles, trades, value, locations, potential of the home, the neighbourhood and so much more!

Making an Offer & Negotiation

Preparing to Make the Offer:

Making an offer is not only price and negotiation but a lot more! Here is just an idea for you to know the items we will be discussing when writing an offer:

  • Prices, deposits, inclusions & exclusions, conditions & terms and their differences, condominiums, dates, timing, the “what if”, the notice/waivers or non-waivers and so on! 

Working with Paula you do not have to worry as you are in good hands and every aspect of the offer will be discussed.

Negotiation:

Welcome to Paula’s favourite step!  This is where she shines and her experience Achieves Positive Results! Paula has been guiding and advising you for this moment since your first meeting with her, and knowing that you are already prepared for this moment the smoother the negotiation will be!

CLOSING PROCEDURES

This is where your lawyer will prepare all required documents and meet with you to finalize the purchase.

 POSSESSION DAY

Possession day occurs on the day we have agreed on the purchase offer at NOON hour. Prior to that date, our team will send you a list of items to do in preparation of your move so that your move goes has smooth as possible. The day prior to or the morning of possession day, we will do a final walkthrough to make sure the home is in condition as when we viewed the home before you purchased.
